We work with home owners to design and deliver their perfect living space. This can be at any stage - whether you are considering buying an older residential property and would like to know what is achievable, or already own a period building and want to understand its full potential. 

 

We love the challenge of working with historic or Listed buildings, and specialise in retrofitting homes to retain their significance whilst updating them to provide modern functionality. This is done, with a little imagination, within the constraints of the heritage building or setting,

  • Heritage Statements to accompany planning and Listed building applications.

  • Pre purchase feasibility reports

  • Project masterplanning where longer term goals need to be set and a project phased.

  • Statutory approvals,  including planning applications, Listed building consent, Build over agreements and Building Regulations consent. 

  • Technical drawings and designs 

  • Assistance in discharging Listed building conditions

  • Provide 3D and Building Information Modelling (BIM) designs 

  • Finding and negotiating with your design team on your behalf such as surveyors, structural engineers, landscape designers and flood consultants. 

  • Project management

Do you charge for an initial visit?
What information do I need to bring?

We offer a free initial consultation, which includes a visit to your property, to ensure we are confident that we can maximise the potential of your project. It allows us to tailor the service specifically to your needs.

We want things to be clear and transparent from the beginning. We will meet at the property to look at the project. We will then give you a Fee Proposal, which will outline the services we can offer you, and project’s phases, with a fixed price, so no hidden costs! If there are additional services, we will offer that as an optional extra.  If you wish to add additional services if the brief or budget evolves then we can do this, but we will always confirm the fee agreement before carrying out additional work.

Will I need a Heritage Statement?

A Heritage Statement is a report often required as part of a planning application or Listed building application involving Heritage Assets, such as Listed buildings or Conservation Areas.

 

If you’re planning to make changes to a Listed or heritage building or carry out works in a Conservation Area, then the answer is probably yes, you will need one.  A Heritage Statement is needed to assess the significance of a building or setting and the impact of a proposed  change on that significance. This process is key to providing the local authority with information on which to base their decision-making process, but also to provide early and clear advice to inform design proposals that may result in a change to the asset or its setting.
